Terms of Stay at Artecento
I. Introduction
- These House Rules and Terms and Conditions govern the conclusion of the accommodation agreement, payment procedures, and the cancellation policy for accommodation services provided electronically by the Host.
- These Terms and Conditions constitute the regulations referred to in Article 8(1)(1) of the Polish Act of 18 July 2002 on the Provision of Electronic Services.
II. Definitions

Apartment – the accommodation offered by the Host through the online booking system. The published accommodation rates apply exclusively to leisure stays and do not include workshops, corporate meetings, private events, photo shoots or video productions.
Guest – a natural person with full legal capacity, a legal entity or another organisational unit legally entitled to conclude an accommodation agreement with the Host.
Accommodation Agreement – the legally binding agreement concluded upon confirmation of the reservation. These House Rules form an integral part of the agreement. The provisions of the Polish Act on the Protection of Tenants' Rights do not apply to this agreement.
Website – the Host's online booking platform through which accommodation reservations can be made.
Booking Form – the online reservation form available on the Website.
Total Price – the total accommodation price displayed during the booking process, including all applicable taxes and mandatory charges.
Privacy & Cookie Policy – the document describing the processing of personal data and the use of cookies, available on the Website.
III. General Provisions
The electronic services provided by the Host include:
- accepting accommodation reservations,
- sending confirmation emails containing reservation details, payment instructions and booking conditions,
- providing guest account registration and management (where applicable).
To use the booking system, Guests should have:
- a current version of a modern web browser (such as Chrome, Firefox, Edge or Safari),
- software capable of opening PDF documents,
- a valid and properly configured email address.
IV. Booking Procedure
- The accommodation agreement is concluded through the online Booking Form. During the booking process, the Guest selects the dates of arrival and departure, chooses the apartment and specifies the number of guests.
- Once all required information has been entered, a booking summary will be displayed. To complete the reservation, the Guest must:
- provide all mandatory personal information,
- accept these House Rules and Terms and Conditions,
- submit the reservation by clicking the "Book" button.
- The accommodation agreement becomes legally binding once the Host accepts the reservation. Confirmation is provided by displaying the booking confirmation together with the reservation number.
- Following confirmation, the Guest will receive an email containing:
- reservation details,
- the total accommodation price,
- payment instructions,
- payment deadline,
- applicable cancellation policy.
Where an advance payment is required, it shall always be treated as a deposit.
The required advance payment is:
- at least 30% of the Total Price for flexible-rate bookings;
- 100% of the Total Price for non-refundable bookings.
Failure to make payment by the specified deadline will automatically cancel the reservation, and the Host may withdraw from the accommodation agreement without granting an additional payment period.
- The Guest may not sublet the apartment or transfer the reservation or access rights to any third party without the Host's prior written consent.
- A refundable security deposit of PLN 1,000 is required before arrival.
The deposit serves as security against any damage caused during the stay by the Guest or accompanying visitors.
Provided no damage or outstanding charges are identified, the deposit will be refunded within five business days after check-out.
V. Cancellation and Changes to Reservations
- Failure to complete the payment or other actions specified in the booking confirmation within the required deadline will result in the automatic cancellation of the reservation. In such a case, the Host may withdraw from the Accommodation Agreement without granting any additional time for performance.
- Reservations may be cancelled or modified either by using the link included in the booking confirmation email or by contacting our Guest Services team.
- If a cancellation or modification results in an overpayment, any refundable amount will be returned within 7 days of the cancellation or modification.
Cancellation and modification conditions depend on the selected rate and travel dates and are presented during the booking process. If the permitted cancellation or modification period has expired, any advance payment made is non-refundable.
VI. Complaints
- If the accommodation services provided are not in accordance with the Accommodation Agreement, the Guest may submit a complaint in writing or by email within 14 days after the end of the stay.
- The complaint should include:
- the Guest's full name,
- the email address used for the reservation,
- a description of the issue.
- The Host will review the complaint within 14 days of receipt and will respond using the same method by which the complaint was submitted.
- If additional information is required to process the complaint, the Guest will be asked to provide it. The 14-day review period will begin once the requested information has been received.
- If the complaint is rejected, the Host will provide a written or electronic explanation of the reasons for the decision.
VII. Apartment Rules
Smoking
Smoking, including the use of e-cigarettes and other tobacco or nicotine products, is strictly prohibited inside the apartment, throughout the building and on the balcony.
Failure to comply with this rule will result in an additional cleaning and ozone treatment fee of PLN 2,000.
Fire Safety
For safety reasons, Guests may not use portable cookers, heaters, irons or other heating appliances that are not supplied as part of the apartment equipment.
Bringing flammable, explosive or hazardous materials, as well as items producing strong or unpleasant odours, into the apartment is strictly prohibited.
Pets
Pets are not permitted in the apartment.
Waste Disposal
Guests are kindly requested to separate household waste and dispose of it in the appropriate recycling containers located in the courtyard.
Care of the Apartment
Guests are expected to treat the apartment with due care and return it in substantially the same condition as at check-in, allowing for normal wear and tear.
Before departure, please ensure that:
- dishes and kitchen equipment have been washed,
- sanitary facilities have been left in a clean condition,
- furniture has been returned to its original position,
- the apartment is left in a tidy condition,
- the apartment keys and garage remote control are returned to the secure key safe.
Loss of the apartment keys or garage remote control will incur a replacement charge of PLN 500.
Securing the Apartment
Whenever leaving the apartment, Guests are responsible for ensuring that all windows and the entrance door are securely closed and locked.
Keys and access devices must not be made available to unauthorised persons.
Maximum Occupancy
The apartment accommodates a maximum of four guests.
Exceeding the maximum occupancy without the Host's prior consent constitutes a material breach of these Terms and may result in immediate termination of the Accommodation Agreement without refund.
Visitors
Only guests included in the reservation may stay overnight in the apartment.
Children under the age of 18 must remain under adult supervision at all times.
Visitors who are not registered guests are welcome until 10:00 PM only. The Guest making the reservation is fully responsible for the conduct of all visitors and for ensuring compliance with these House Rules.
Parking
Complimentary parking is available for up to two passenger vehicles, parked one behind the other, in the underground garage.
Vehicles with LPG (gas) installations are not permitted.
The parking area is unattended. Parking is provided as a convenience only and does not constitute a vehicle storage or safekeeping service.
The Host accepts no responsibility for loss of, damage to, or theft of vehicles or any items left inside them.
Utilities and Equipment
The Host shall not be liable for temporary interruptions to utilities or services beyond its reasonable control, including electricity, water, gas, internet, telecommunications or failures of household appliances.
Respect for Neighbours
Guests are expected to behave respectfully towards neighbours and other residents of the building.
The Host reserves the right to terminate the stay immediately, without refund, if the Guest seriously disturbs the peace, breaches generally accepted standards of behaviour or repeatedly violates these House Rules.
Quiet Hours
Quiet hours are observed daily from 10:00 PM until 6:00 AM.
If the police or other authorised authorities are called due to excessive noise or disturbance caused by the Guest or members of their party, the Host may terminate the Accommodation Agreement immediately without refund.
Damage and Technical Issues
Any damage, malfunction or technical problem noticed during the stay should be reported immediately.

Serious Breaches
The Host reserves the right to terminate the Accommodation Agreement with immediate effect, without refund, in the event of serious or repeated breaches of these House Rules or where the Guest intentionally causes damage to the apartment or its contents.
VIII. Check-in and Check-out

Check-in begins at 4:00 PM on the day of arrival.
Check-out is by 12:00 PM on the day of departure.
- Access to the apartment is provided via a unique door access code. The code remains active only for the duration of the Guest's stay.
- Check-in and check-out are carried out independently by the Guest using the provided access codes.
- Upon arrival, and before using the apartment, the Guest is required to inspect the apartment, including its furniture, windows, sanitary facilities and equipment.
Any visible damage, defects or maintenance issues must be reported to the Host immediately, and before the apartment is used.
- If no damage is reported within three hours of entering the apartment, it will be assumed that the apartment was accepted in good condition and without objections.
IX. Privacy Policy

- Providing personal data is voluntary but necessary for:
- processing reservations,
- performing the Accommodation Agreement,
- ensuring the proper operation of the accommodation services.
- Personal data are processed in accordance with applicable data protection legislation, including the General Data Protection Regulation (GDPR), on one or more of the following legal bases:
- the Guest's consent;
- performance of the Accommodation Agreement;
- compliance with legal obligations;
- the Host's legitimate interests, including property protection, security and the provision of accommodation services.
- Personal data required for accounting and tax purposes will be retained for the period required under Polish law. Other personal data will be retained only for as long as necessary to fulfil the purposes for which they were collected or as otherwise required by applicable legislation.
- Personal data may be shared with trusted service providers where necessary to provide the accommodation services, including cleaning companies, payment service providers, IT service providers and other entities authorised under applicable law.
- Personal data are not subject to automated decision-making or profiling.
- Guests have the right to:
- access their personal data;
- correct inaccurate data;
- request deletion or restriction of processing;
- object to processing;
- withdraw consent where processing is based on consent;
- request data portability;
- lodge a complaint with the competent data protection authority.

X. Final Provisions
- The person making the reservation is responsible for ensuring that all information provided during the booking process is accurate and complete.
- The Host shall not be liable for personal injury, accidents or damage suffered by Guests or third parties during their stay, except where liability arises under mandatory provisions of law.
- The Guest is financially responsible for any damage to the apartment, its furnishings or equipment caused by the Guest or members of their party.
Where damage is identified after check-out, the Guest authorises the Host to deduct the repair costs from the security deposit. If the repair costs exceed the amount of the deposit, the Guest agrees to reimburse the remaining balance upon presentation of supporting documentation.
- The Host accepts no responsibility for the loss, theft or damage of money, valuables or personal belongings left in the apartment during the stay.
- Contact details are available on the Contact page of the Website, within the online booking system and in reservation confirmation emails.
- These Terms and Conditions are governed by the laws of the Republic of Poland.
The parties shall first seek to resolve any dispute amicably. If no agreement can be reached, disputes shall be submitted to the court having jurisdiction over the Host's registered office, unless mandatory consumer protection legislation provides otherwise.
- In accordance with Article 38(12) of the Polish Consumer Rights Act of 30 May 2014, Guests acknowledge that accommodation services provided for a specified period are not subject to the statutory right of withdrawal applicable to distance contracts.
